§ 18.08.020. Hillside areas.

  • A hillside area, as referred to in this title, is defined as one with an average slope of fifteen percent or more. The standards under Chapter 18.24 apply to all hillside areas with the added provision that areas with a cross slope of forty percent or greater are considered to be extremely rugged and the development of this terrain is limited to lot size types III and IV as defined below:

    A.

    Type I: Lot area five thousand square feet to seven thousand five hundred square feet with all of the lots having an area of not less than five thousand square feet. It could be defined as all subdivisions other than those described in II, III, IV, and V below;

    B.

    Type II: Lot area seven thousand five hundred square feet to ten thousand square feet. In this classification are subdivisions in which are lots having an area in excess of seven thousand five hundred square feet;

    C.

    Type III: Lot area ten thousand to twenty thousand square feet. In this classification are subdivisions in which eighty percent of all lots have an area of ten thousand square feet or over, and the average area of all lots is ten thousand square feet or over;

    D.

    Type IV: Lot area twenty thousand square feet to acre. Eighty percent of the lots in this classification shall be twenty thousand square feet or over and the average area of all lots in the subdivision shall be twenty thousand square feet or over.

    E.

    Type V: Lot area one acre or more. In a type V subdivision, sixty percent of all lots shall contain an area of one acre or more and the average area of lots shall be one acre or more.
